Business Update

September has been all about execution and preparation as we move closer to acquiring The Legacy Apartment. Much of our focus has been dedicated to the final steps of this acquisition - working closely with our property management team to ensure a smooth transition, preparing documents to assist with finalizing the loan, and having many conversations with investors as we work to solidify our LP group very soon. We’re targeting a closing in the coming weeks.

These behind-the-scenes efforts are critical to setting up each deal for success from day one. Having the right property management partner aligned with our strategy, securing favorable financing terms, and ensuring our investor group is fully informed and committed is key to making sure a deal delivers on its projections.

I'm grateful for the trust our investors have placed in this opportunity and excited about the value-creation potential we identified during underwriting. The Legacy aligns well with the type of asset we target: a well-located property in a high-growth market with clear paths to improvement and strong cash flow potential in a market we understand deeply.

Market Update

Federal Reserve Chair, Jerome Powell, cautioned that while markets expect multiple rate cuts, nothing is guaranteed as the Fed faces “two-sided risks” of stubborn inflation and a softening labor market. He warned that stocks appear highly valued, raising concerns that a rally built on expectations of cuts could falter if those cuts don’t materialize. Recent data show slowing growth, rising unemployment, and weaker consumer spending, pointing to what some economists call a “stagflation-lite” environment. Read more.
