Business Update
This month marked an exciting milestone as we officially closed on The Legacy Apartment, a 31-unit property in the growing Sherman submarket north of Dallas. The transition with our property management team has been smooth, with everyone aligned and moving in the same direction from the start.
We’ve already begun implementing our business plan, focusing first on key operational improvements and preparing for value-add enhancements.
The early traction has been encouraging as we position the asset for long-term performance. Thank you again to those who partnered with us on this acquisition.

Market Update
S&P Global’s latest U.S. economic outlook projects modest growth ahead, with GDP expected to rise about 1.9% in 2025 and 1.8% in 2026. The report characterizes the path forward as steady but narrow, shaped by ongoing high borrowing costs, lower immigration levels, and policy uncertainty. While continued investment in high-tech sectors offers some support, it is unlikely to fully counterbalance softer demand across the broader economy.
S&P anticipates roughly two additional 25-basis-point rate cuts by the end of 2025 and potentially another 50 basis points of easing in 2026, dependent on stable conditions. For real estate investors, this backdrop suggests a cautious but generally stable environment, where financing costs may gradually improve but disciplined underwriting remains essential. Read more.
