Business Update

The primary focus in February was optimizing the performance of our existing properties. We implemented some property management changes and worked closely with the teams to increase leasing momentum, refine marketing strategies, and drive additional lead flow across the portfolio. In this market environment, consistent attention to operations is where long-term value is built.

On the acquisitions side, we reviewed roughly a dozen new opportunities. After underwriting each against our criteria, none met our standards to pursue further. Discipline remains central to our process - protecting capital is more important than increasing deal volume.

Market Update

Dallas-Fort Worth’s multifamily market remained essentially balanced in 2025, with strong absorption of nearly 30,000 units helping offset elevated supply. While deliveries were still significant, new construction slowed meaningfully and the development pipeline continued to contract. Transaction activity gained momentum late in the year, particularly in high-growth suburban submarkets featuring newer assets, with full-year sales volume modestly higher than 2024.

Heading further into 2026, fundamentals are expected to strengthen as new deliveries taper sharply. With supply slowing and demand remaining steady, vacancy is projected to tighten and rent growth is expected to rebound modestly, supporting improved investment activity across the region.
