Business Update
April brought meaningful progress on multiple fronts across our portfolio and pipeline.
On the operations side, our property management transitions on both DFW assets are gaining real traction. Renovations are being completed faster, occupancy is climbing, and collections are trending in the right direction. These are the early signs we were looking for when we made the decision to transition, and we're encouraged by the momentum.
My partner and I have continued actively underwriting deals across the DFW market and staying close to brokers, but nothing rose to the level of a serious offer this month. Beyond pricing, the deals we passed on had issues ranging from unfavorable unit mix to locations that didn't meet our standards - and in a couple of cases, crime histories the brokers conveniently left out of their pitch decks. We'd rather pass on hundreds of deals than force one.
I'm also deliberately expanding my network beyond DFW. Good deals aren't restricted to your own backyard, and the relationships you build before an opportunity shows up are the ones that matter most.
Markets like Phoenix, Tulsa, Atlanta, and parts of the Midwest are on my radar, and I'm building relationships with experienced operators in those areas. When the right opportunity eventually surfaces outside of our primary market, I want to already understand the market, trust the lead sponsor's track record, and know that someone on the team has real boots-on-the-ground experience there - before I ever consider bringing it to you, my Cornerstone investor community.
That standard isn't changing, no matter where the deal is.

Market Update
According to Cushman & Wakefield's latest Multifamily MarketBeat report, the U.S. apartment market is turning a corner. New construction has fallen to its lowest level since 2016, with deliveries down roughly 30% year-over-year in Q1 2026 - and renter demand has normalized back to historical averages. If that trend holds, vacancy should remain stable and rent growth should gradually strengthen as the supply pipeline continues to thin out. Read more.
