This month, the primary focus has been searching for the next opportunity. We have analyzed several multifamily deals in the Dallas market, but none have met our criteria for pursuing further. The combination of high asking prices and growing competition has reinforced our commitment to maintaining disciplined investment standards.

While we've expanded our broker network and are actively exploring emerging submarkets, we remain patient in our pursuit of properties that offer genuine value-add potential at the right price point. Our team is confident that this measured approach will lead to opportunities that align with our investment criteria and deliver strong returns for our investors.

President Trump’s return to office brings sweeping changes to commercial real estate (CRE). The Opportunity Zone program is set for expansion, offering tax benefits to investors, while a federal return-to-office mandate may boost office leases despite union resistance. Increased tariffs could benefit industrial real estate but raise construction costs, and privatizing Fannie Mae and Freddie Mac may reshape multifamily financing.
