Business Update

This month, in partnership with Greystone Capital Group, we had a 140-unit apartment complex under contract and performed the due diligence process—including walking every unit, conducting a lease audit, and bringing in our property manager and contractors for detailed inspections.

Unfortunately, the property revealed far more issues than anticipated—major deferred maintenance, structural concerns, and occupancy challenges. While the asset had strong potential, the risk at the current price point was too high, and the seller was unwilling to negotiate. So, we made the tough but prudent decision to walk away before our earnest money went hard.

It’s never easy to step back from a deal we’ve spent months pursuing, but protecting our investors is our top priority. We remain disciplined in our approach and only move forward with opportunities that meet our strict standards—because that’s what builds long-term success.

The good news? There are still plenty of compelling opportunities out there. We’re actively back in acquisition mode—continuing to underwrite multifamily deals while also expanding relationships with experienced operators in NNN retail, industrial, and even hotel-to-apartment conversion strategies. Good things are on the horizon.
